Demand for new homes in Loudoun County Virginia has stabilized and price reductions have moderated. Savvy new home buyers are quickly purchasing the remaining below market housing opportunities. In comparison to Fairfax, Loudoun County new homebuyers have a better chance of finding a new home at an affordable price and the school system is excellent.

Located in eastern Loudoun County, Ashburn, Virginia has the county’s highest number of sales transactions in the past year. In 2008, Loudoun County new home prices have stabilized. There appears to be a trend of buyers moving from the busier eastern part of the county to larger homesites in the west, paricularly Purcellville, Hamilton and Roundhill. In September 2007, Loudoun County recoreded the first increase in new home prices since 2006. Statistics show Ashburn and Leesburg Virginia leading Northern Virginia's housing recovery. The brand new community of Selma Estates in Leesburg features breathtaking views and topography including homesites from one half to ten acres. Winchester Homes has just released a new model for as low as $669,000. Selma Estates features Northern Virginia's premiere production builders: Craftmark, Winchester and Edgemoore Homes located on Rt.15 North next to Rasberry Falls just minutes from Leesburg's outlet center.

The Council has awarded Selma Estates in Leesburg Virginia, Loudoun County's foremost luxury single family home value for 2008. Located on the property is the famous Selma Plantation mansion with its stunning nastolgic presence reminicent of "Gone with The Wind." Selma is a must see, reasonably priced sharing a presence no other community in Loudoun County can challenge. Selma's outstanding single family value does not have the feel of a housing track, rather a gentile southern estate nestled in trees, horse farms and rolling hills.

If one is searching for Loudoun County planned golfing communities, we suggest reviewing South Riding, Brambleton, Belmont Country Club, Lansdowne, Beacon Hill and Selma Estates next to the Rasberry Falls golf course.

The all new Lansdowne Town Center new home community features condominiums and townhomes in the three to five hundred thousand price range. The Lansdowne Resort with its breathtaking topography and mountain golf course views has been particularly popular and is now sold-out.
