Northern Virginia new home purchasers searching for a more affordable housing climate than Fairfax or Loudoun County may find their ideal new home investment in Prince William County offering a wide variety of homebuilding alternatives at more reasonable prices often with larger homesites,

particularly in the southern and southwestern sections of the county. Improvements to I-95Ős Springfield corridor with its direct access to Washington D.C., Virginia Railway Express (VRE) stations and proximity to the I-495 Beltway, provides new homebuyers outstanding cost per square foot housing values. With the county's new home prices reduced, Northern Virginia home values are stronger in Prince William than in other counties surrounding the Washington DC metropolitan area. Prince William County new homes for sale are doing well, in fact better than Fairfax and Loudoun County plus foreclosures and "Short Sales" are stimulating multiple contract bidding, particularly with first time homebuyers in moderate price ranges in the county. Furthermore, be aware statistically only 20% of "Short-Sales," actually settle as banks are not inclined to take ridiculous offers, merely hold-out for decent bids, many of which are at or above the asking price.

New homes in Manassas and Manassas Park are continuing their brisk sales pace because of it's close proximty to the VRE metro and Old Town Manassas.

Located in southeastern Prince William County is Triangle and the Quantico Marine base. The town of Quantico is older and the market for resale homes is vibrant but peopleŐs desire to build new homes continues to be popular particularly with the continued growth of military relocations in 2010.

Woodbridge, Lakeridge, Triangle, Quantico and Dumfries are very active as homebuyers compete for foreclosures and "Short-Sales" which have accelerated new home pricing to the downside leading to increased new homes for sale in Prince William County Virginia.

In sum, Prince William is a large county with a wide variety of new homebuilding opportunities at relatively low prices, a welcome relief for those wishing to make an affordable new home investment providing excellent overall value and unprecedented appreciation potential. In 2010, between Fairfax, Loudoun and Prince william County, Prince William has by far the strongest sales volume due to lower prices, military relocations to Quantico and Fort Belvoir in concert with the increasing number of federal government employment opportunities.

2005 home prices in Prince William County were considerably higher, but in 2010 homes are now selling at very reasonable prices with interest rates at 38 year lows. It appears the real estate market in NorthernVirginia bottomed in late Spring of 2009 and values have been rising steadily since after a brief period of market stabilization. Those who followed the heard during the boom bubble lost. The big winners are those who invested over this past year. Homes fairly priced under $350,000 are experiencing multiple contract bids. It is not unusual to see investors purchasing short-sales and foreclosures for $175,000 then flipping for $250,0000 three to four months later! However, these low price purchase opportunities are waning particulalry with the $8,000 homebuyer being over which lured first time homebuyers and others. The first time homebuyer market is also strong for these Northern Virginia houses as new homes in Fairfax County, are higher priced.
